The presentation of your property is the key to finding a good quality tenant quickly.

Decoration & furnishings:

  • Décor should be fresh & clean.
  • Good quality fittings throughout.
  • Declutter & Depersonalise the rooms.
  • Plain, neutral colours for decoration.
  • Replacing carpets & curtains.
  • Simple changes make all the difference. 

Kitchens Tips:

  • Neutral Colour.
  • A new oven, hob & extractor.
  • A good capacity fridge/freezer.
  • Washing machines.
  • Dishwashers and microwaves.

Bathrooms:

  • Neutral colour sanitary ware.
  • A shower.
  • Tiled or hard wearing floor.

Television & Internet:

  • Up-to-date television and DVD
  • Digital satellite or cable services
  • Broadband internet access
  • TV aeriels and telephone points

Exterior:

  • Create the right impression
  • Good, fresh decorative condition
  • Garages should be cleared ready for use
  • Gardens presented, lawns mown.

Presenting A Property For Rental

Check equipment & services:

Appliances:

  • All appliances and machinery should be in good working order.
  • Make time to get them serviced.
  • Replace batteries in remote controls.
  • Supply the "nice to have's" like an Iron.

Instruction manuals:

  • Copies of manufacturers’ operating and instructions for all appliances
  • Service electrical equipment and the central heating boiler
  • Details of any maintenance contracts should be supplied, and
  • Let Vanessa our Property Manager know.

Utilities:

  • Ensure that all utilities are connected including:
  • Telephone line
  • Electricity
  • Gas and water.
  • Where provided, check that LPG gas containers and
  • Oil tanks are full at the start of the tenancy and
  • The septic tank is empty.

Keys:

  • Provide a set of keys to Complete
  • If the property is fully managed we will require a set to hold in our system.
  • In case of emergency we can then resolve the problem quickly.
