The service includes:
Rent processing:
- A key part of our management service is the prompt processing of rents.
- Rents are paid by standing order three days before each rent due date.
- We produce statements of account and send them to you as we receive income.
- The statements also detail payments you have agreed to be made on your behalf.
- If rent is not received when expected, we send up to three chasing letters to tenants, supported by personal calls to them from our lettings staff.
- On the rare occasions when the rent remains unpaid, we advise you on the most suitable course of action.
- A key part of our management service is the prompt processing of rents.
Maintenance and repairs:
- We respond quickly to any problems reported. This is important, both for your tenant’s comfort and for your own peace of mind.
- Good trades-people are notoriously hard to find, so we have built up a network of vetted, qualified and fully insured contractors.

Property visits:
- We visit the property every three months, the first visit being within six weeks of the start of the tenancy.
- If problems arise at other times we arrange to meet contractors and tenants as necessary.
- Following each visit we send you a report on the visible condition of the property, our assessment of the tenants’ care for it.
- We also make recommendations on maintenance or possible future renovations.
- If we consider that the tenants are in breach of their tenancy agreement, we advise you on the best course of action.
Refurbishments:
- In order to attract good quality tenants and maximum rent, it is vital to keep a property in up to date condition.
- Once a property has been left for a while, the décor becomes jaded and it will have less appeal to new tenants.

- All our property managers are trained in accordance with ARLA’s guidelines on dilapidation claims at the end of the tenancy.
- On receiving the check-out report, we use the guidelines to draft proposed deductions from the deposit.

- We are adept at reaching mutual agreement between you and the tenant as quickly as possible for the benefit of both parties.
- Should we be unable to secure an agreement, we can in most cases avoid protracted negotiations.
- Generally we would reffer the dispute to the Tenancy Deposit Scheme’s Independent Case Examiner for adjudication.
