If you are seeking a property to rent, our specialist teams aim to make the entire process as smooth and straightforward as possible.
Finding the right Home:
- Register with Complete and take advantage of our extensive database of high quality rental properties.
- You can register by calling one of our letting office, or
- Register on-line to receive email alerts of new properties becoming available to rent.
Viewing Properties:
- We endeavour to arrange appointments that are convenient to you during weekdays, and on Saturdays.
Making an Offer:
- As soon as you have found a suitable property and communicated an offer to us
- We submit it to the landlord for consideration.
- Any offer made is subject to satisfactory references being received.
Acceptance of Your Offer:
- When your offer has been accepted
- We apply for references and begin preparation of the tenancy agreement.
The Tenancy Agreement:
- Once all terms have been agreed by both parties and satisfactory references have been received, all documentation is forwarded to you and the landlord for signature.
An Independent Inventory:
Before the tenancy begins
- An inventory is prepared complete with digital photographs.
- This is carried out by an independent inventory clerk.
- Both the Landlord and Tenant will recieve copies.
- For properties that are fully managed by Complete we will also arrange a Check In and Out Service at the beginning and end of the tenancy.
- Only the Check Out is payable by the tenant and the cost depends on the size of the property. See Complete for cost details.
Rent & Deposit:
- Prior to the tenancy commencing, we provide you with a statement showing the initial monies due.
- This will include the first rental payment which is normally one month in advance.
- The deposit is usually the equivalent of six weeks rent.
- These sums are due on or anytime before the tenancy commencement date in cleared funds.
Completion & Check-in:
- Once the tenancy agreement has been signed and cleared funds have been received in respect of the rent, deposit and other charges, the tenancy can proceed.
- Where Complete fully manage the property for the landlord on the day the tenancy commences.
- You will meet our Independent Inventory Clerk for the Check In appointment.
- Keys and our Welcome Pack will be handed over to you at the appointment.
- You can then start enjoying your new rental home, confident that Complete is on hand with advice and support throughout your tenancy.
