Before you let your home
There are some things that you may want to consider?
Is the property leashold?
With leasehold property you must ascertain whether sub-letting is permitted:
If so:
- Written permission and the conditions for sub-letting are required.
- We advise you do this prior to making plans for letting.
- Potential tenants may require sight of any licence.
- The tenants will also need to see, at the point of signing the AST:
- A copy of the section relating to tenant obligations in order to agree to abide by them throughout the tenancy.
Do you have a mortgage?
In most cases when a property is subject to a bank loan or mortgage:
- Written permission is required to sub-let the property.
- It is your responsibility as the landlord to obtain the necessary permission.
Again, we ask that you do so before making your plans for letting as:
- Tenants may require sight of any such licence or permission from the lender.

Inventory and cleaning:
We recommend an Independent inventory clerk prepares:
- An inventory accurately recording the condition of the property and its contents.
- With Complete Full Management this professional Inventory is mandatory.
- It is the landlords responsibility to ensure that the property and the contents are professionally cleaned before the letting commences.
- However, with prior agreement, Complete can undertake such preparation on your behalf.
The tenancy agreement requires that the tenant returns:
- The property and all contents at the termination of the tenancy in the same condition as recorded at the start, save for fair wear and tear.
- It also makes provision for the Landlord to claim compensation for anything deemed above fair wear and tear or damage to any of the Landlords items.
- For fully managed properties we will instruct the Inventory Clerk to produce a Check In/Out service.
- This effectively ‘bookends’ the tenancy and provides both parties with a clear third party report on the condition of the property.
- The Inventory and Check In is a cost to the Landlord, the Check Out is a cost to the Tenant.
Insurance:
- We strongly advise that you have adequate Landlord insurance cover for both buildings & contents and
- That you advise the insurance company that you are letting the property.
- Please note that such cover will not be the responsibility of Complete or the Tenant.
- However Margaret will be happy to provide access to insurance through our insurers.
Post:
If you are relocating elsewhere in the UK, we recommend that you arrange for;
- The Post Office to redirect mail to your new address
- This will avoid delays and reduce the risk of identity theft.
Charges during voids:
- A void is the period between tenancies, prior to a tenancy or following the end of a tenancy.
Please note that during a void the:
- Security
- Maintenance and
- All charges relating to the property are the landlord’s responsibility.
For properties that are fully managed by Complete we will also arrange:
- A Check In and Out Service at the beginning and end of the tenancy.
- Only the Check Out is payable by the tenant and the cost depends on the size of the property.
Rent & Deposit
- Prior to the tenancy commencing, we provide you with a statement showing the initial monies due.
- This will include the first rental payment, normally one month in advance depending upon the terms agreed plus
- The deposit usually the equivalent of six weeks' rent.
- These sums are due on or anytime before the tenancy commencement date in cleared funds.
Completion & Check-in:
Once the tenancy agreement has been signed and cleared funds have been received in respect of the rent, deposit and other charges:
If Complete fully manage the property for the landlord on the day the tenancy commences:
- The tennant will be checked into the property by an independent inventory clerk and the keys handed over.
- The tenant can then start enjoying their new rental home, confident that Complete is on hand with advice and support throughout their tenancy.
